New beginning – in the Roseni building
Ellex in Estonia has moved to a new office in the Roseni building at Ahtri 4 in the Rotermanni Quarter in Tallinn.
The newly constructed Roseni office building in the heart of Tallinn at Ahtri 4 is a modern office building with six above-ground and two underground floors with outstanding high-quality architecture, brightness and energy efficiency. The main contractor Nordecon AS used modern technical construction solutions to ensure a class A energy efficiency label. There is also a solar power plant, charging stations for electric cars and bicycle parking.
Manager of Roseni Kinnisvara OÜ Peter Kütt says it was a challenge to construct in the heart of the city, but the construction works have been completed and the first tenants have moved in. “The advantages of the Roseni building include a prime location which is easily accessible and energy efficiency which is increasingly important for more and more companies. Although it is more expensive to build a class A energy efficiency building, it will be cost-efficient for the owner and tenants in long-term,” explained Kütt.
One of the anchor tenants at Roseni is Ellex. Our new 1,438 square metre office is on the sixth floor, with a view of the Old Town, the sea and the Rotermanni Quarter. The office has 79 working places, we currently have 76 employees. While many companies prefer open space offices, we decided in favour of individual offices. “For us the greatest value is having the entire team on the same floor to ensure even better cooperation and direct communication between our different teams. Also, the energy efficiency of the building aligns with our objectives as a green office. As we support a good work and family life balance, there is also a children’s playroom with activities for smaller and older kids. A massage room and table tennis offer some variety to our workdays. I also need to credit the excellent cooperation we had with AERIS whose interior design solutions are really fine-tuned,” said Ants Nõmper, managing partner at Ellex in Estonia. “The new work environment is inspired by Ellex’s branding “Success Space”. A movie-like atmosphere with robust space station vibes combines layers of information. Open modernist orbits, fine cosmic fractures, conscious use of materials and futuristic lighting,” said Creative Designer and Interior Designer of AERIS Kätlin Ölluk.
In addition to Ellex Raidla, the new tenants at Roseni Maja will include among others KPMG, Prism FP Analytics and Medemis. On the first floor of the building, from the 3rd of April the Roseni gallery and popup store will open its doors, curated by fashion designer Eve Hanson and accessories designer Kadri Kruus. All the products presented in the gallery are also for sale, but the gallery welcomes everyone who wants to have a look at the work of the hottest names in Estonian accessories and fashion world. The Roseni gallery can be visited as an exhibition and will offer opportunities to meet designers at various discussion and inspiration events. The gallery will be open until the 30th of June.
Roseni Maja is developed by Roseni Kinnisvara OÜ, the subsidiary of NG Investeeringud OÜ. The building was designed by the architects from EVATA and Siim & Põllumaa, interior design was created by ARS Projekt and construction works done by Nordecon AS. Roseni Maja’s partner for finding and signing tenants is international real estate company Colliers.
