East Capital Real Estate acquired J13 Logistics Park

Ellex law firm in Estonia advised a deal as a result of which East Capital Real Estate (ECRE) Fund IV acquired the J13 logistics park located near Tallinn in Tänassilma.

J13 Logistics Park is one of the largest in Estonia – it consists of two buildings with a gross leasable area of 40,000 square meters. The complex is fully rented out to well-known companies, among which are DSV Estonia AS, Havi Logistics OÜ and Humana Sorteerimiskeskus OÜ. There are a total of 10 tenants in the park, most of whom have been operating there since the building was commissioned in 2012.

The acquisition of J13 Logistics Park is the tenth and last transaction of the EUR 350 million ECRE IV fund. In November 2023, the fund acquired the 93,000 square meter Rimi Logistics Center in Latvia with a major transaction. As a result of the tenth transaction concluded in February this year, the fund is now fully invested.

The transaction will enter into force after receiving permission from the Competition Authority. The transaction value is 42 million euros and is financed by SEB.
